So ask these

Before you send a deposit. In writing.

  • How many people currently live here? Not how many bedrooms — how many people.
  • How many people share the bathroom I would use?
  • Does anyone smoke inside, in the yard, or next door?
  • What are the conditions for getting my deposit back?

And ask the occupancy question again right before you sign. When I sent my deposit there were three people. When I arrived there were seven.
